Mount Maunganui penthouse trio

A rare opportunity to own an entire level of one of Mount Maunganui’s most recognisable apartment buildings has arisen, with three penthouses occupying the tenth floor of The Pacific being offered together for sale.

The offering comprises Penthouses 1001, 1002 and 1003, which must be purchased together without being amalgamated into a single residence. Collectively, they provide 10 bedrooms, eight bathrooms, multiple living spaces and eight secure car parks.

The largest, Penthouse 1001, spans approximately 441sqm and includes four bedrooms, four bathrooms and three separate living areas, along with two tandem car parks capable of accommodating up to four vehicles.

Penthouse 1002 covers approximately 234sqm, with three bedrooms, two bathrooms, a multi-purpose room, expansive open-plan living and two secure car parks, while Penthouse 1003 comprises approximately 198sqm and provides another three bedrooms, two bathrooms, a multi-purpose room, spacious living and two car parks.

Hall says that while the residences remain three separate apartments, having all three under one ownership creates possibilities that would be difficult to achieve with a conventional penthouse or house.

“The fact you have three individual residences across the same floor gives an incoming owner enormous flexibility.”

“You might have parents in one apartment, adult children and grandchildren in another, and still have another spacious residence available for yourself . For a multi-generational family that wants to spend significant time together but still values privacy and independence, it is a very compelling proposition.”

Alternatively, she says an owner could occupy one residence while retaining the others for guests, a caregiver or potentially generating income through short-term accommodation, subject to the relevant rules and requirements.

The offering comes at a time when premium buyers are increasingly looking beyond the property itself to the lifestyle a location can provide.

Mount Maunganui has long been one of New Zealand’s best-known beach destinations, combining its coastal setting with an established hospitality and retail precinct. Main Beach is consistently recognised among the country’s favourite beaches, while the calmer waters of Pilot Bay provide a contrasting harbour-side environment alongside world class medical care and infrastructure including the Port of Tauranga.

The Mount’s compact geography is also central to its appeal. The shopping and hospitality precinct sits between the ocean and harbour, while Mauao provides one of the region’s most recognisable natural landmarks.

Hall says the location of The Pacific allows an owner to enjoy those attractions without sacrificing the privacy and space associated with a substantial residence.

“You can leave the car at home and walk to the beach, cafés, restaurants and shops. You have Main Beach in one direction and Pilot Bay in the other, with Mauao right there as well,” she says.

“There are very few places in New Zealand where you can combine that sort of coastal lifestyle with this amount of apartment space, particularly at penthouse level.”

Residents of The Pacific also have access to onsite facilities including an on site manager, a swimming pool and fully equipped gymnasium.

Hall says the ability to acquire the entire top residential floor is what elevates the listing beyond a traditional luxury apartment offering.

“Premium penthouses come to market from time to time, but the chance to secure three residences of this scale, together, on the same top floor is something quite different.”

“You have more than 800 square metres across the three apartments, eight car parks and these remarkable panoramic views, all in the centre of Mount Maunganui. It is difficult to imagine when another opportunity with that combination will become available.”

She believes the property has the potential to attract attention beyond the Bay of Plenty and New Zealand, particularly from buyers searching for a substantial second home, family retreat or long-term property holding in a premium New Zealand lifestyle.

“This isn't an offering that should be viewed only through a local lens.”

For Hall, however, the defining feature remains something considerably simpler.

“You stand up there and look out across the ocean, the harbour and the Mount, and you understand immediately why it is so special .”

“There’s scale, privacy and flexibility, but ultimately it is the position that can never be recreated. Buildings can be replicated. This outlook and this location can’t.”
