Tuakau Site in High-Growth Industrial Zone

The sale of the Tuakau site comes as the latest Bayleys industrial market update points to improving confidence generally among occupiers, who are increasingly looking ahead and planning for future space requirements.

Developers are becoming more active in acquiring land for future projects, particularly where they can secure well-located sites with long-term growth potential, according to the report.

Snijder says flexible General Industrial zoning under the Waikato District Plan supports a wide array of activities at the Tuakau site, including manufacturing, fabrication, material processing, bulk storage and warehouse distribution.

Tuakau’s population grew by nearly a third to surpass 5,700 in the decade leading up to the 2023 census, while neighbouring Pukekohe expanded to nearly 30,000 residents – solidifying its rank as the Auckland region’s third-largest urban area after Auckland city and the Hibiscus Coast.

Both towns serve as essential hub sites for local rural industries and Glenbrook Steel Mill workers, and as popular commuter bases for central Auckland workers.

Snijder says local landholders and developers are also positioned to leverage broader expansion across Franklin, where commercial and industrial real estate faces high demand and tight supply.

“Projected additions of over 40,000 homes and 38,000 jobs over the next 30 years are driving massive new development and infrastructure spending across the district,” he says.
