As temperatures drop and frosty mornings become the norm, winter has traditionally been viewed as a quieter time in New Zealand's property market. The perception is that many sellers wait for spring sunshine before listing, believing buyers emerge from hibernation when the weather warms.
However, the data tells a different story.
While there is certainly some seasonality to the market, winter remains an active and competitive time to buy and sell property. In fact, fewer homes coming to market during the cooler months can work in favour of sellers, helping quality properties stand out from the crowd.
Bayleys Head of Data & Insights Chris Farhi says the perceptions around the traditional spring and summer selling season don't always match reality.
"People often talk about spring and summer as the key selling seasons, but the market is a bit more complex than that.”
"Major holiday periods like Christmas and New Year mean December and January are actually relatively low for unconditional sales. On average, the higher months for sales are typically February, April, May and then October, and November."
Farhi says the number of sales and the number of listings tend to move in tandem throughout the year. "Our analysis shows the ratio of sales versus listings remains relatively stable across the year. While winter might have lower sales volumes, there are also fewer properties listed during this period, so clearance rates remain strong."
Importantly, Farhi says there is little evidence that seasonality has a meaningful impact on pricing. "There aren't any noticeable pricing differences across the seasons."
Instead, he believes winter shifts the focus onto features buyers value most when the weather turns cold. "Part of the story is around what buyers are looking for in winter. Features like heating systems, insulation, natural light, warmth and overall cosiness become much more important."
"Properties that are warm, dry, well-insulated and filled with natural light are likely to perform relatively better during winter compared with homes that feel dark, damp or cold."
Farhi says sellers shouldn't let perceptions about seasonality discourage them from bringing a property to market.
"While there is a perception of a spring and summer selling period, the market's clearance levels are relatively stable throughout the year. Winter has lower sales counts, but there are also fewer homes listed." "Don't let a perception of seasonality stop you from listing if you're ready to sell."
